- Additional specialty inspections where offered
All inspections are conducted based on industry standards and within the limitations of a visual, non‑invasive inspection.
3. Client Responsibilities
By scheduling an inspection, you agree to:
- Provide safe and reasonable access to all areas required for inspection
- Ensure utilities (electricity, water, gas) are on during the appointment
- Notify occupants in advance that an inspection will take place
- Review your inspection report in full and ask questions if clarifications are needed
Failure to provide access or working utilities may result in rescheduling fees.
4. Limitations of Inspection
All inspections performed by Square 1 Home Inspections, LLC are:
- Visual and non‑destructive
- Based on conditions observed at the time of inspection
- Not technically exhaustive
- Not a guarantee, insurance policy, or warranty of future performance
We are not liable for defects that were hidden, inaccessible, or not reasonably observable during the inspection.
5. Payment & Fees
Payment is due at or before the time of the inspection unless otherwise agreed in writing.
Failure to submit payment may result in:
- Withholding of inspection reports
- Additional fees
- Collection actions where permitted by law
All published fees are subject to change.
6. Cancellation & Rescheduling Policy
To cancel or reschedule, clients must notify Square 1 Home Inspections, LLC at least 24 hours in advance.
Late cancellations may result in:
- A cancellation fee
- A reduced refund (if prepaid)
- Requirement of prepayment for future appointments
7. Use of Website & Content
All content on the Square 1 Home Inspections, LLC website—including text, logos, images, and reports—is the property of Square 1 Home Inspections, LLC and may not be copied, reproduced, or distributed without written permission.
Unauthorized use may result in legal action.
8. Mobile Communications & Text Messaging
By providing your mobile number, you may receive messages regarding:
- Appointment confirmations
- Service reminders
- Follow‑up communications
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
Opt‑in data and consent will not be shared under any circumstances.
Standard carrier rates may apply.
9. Limitation of Liability
To the fullest extent permitted by law, Square 1 Home Inspections, LLC is not liable for:
- Consequential or incidental damages
- Losses arising from reliance on inspection findings beyond the scope of a standard inspection
- Issues occurring after the date of the inspection
Our liability is limited to the inspection fee paid.

Square 1 Home Inspections, LLC provides services “AS IS” without warranties of any kind, either express or implied.
No statement by our inspectors should be interpreted as a guarantee of condition, lifespan, or performance.
11. Governing Law
These Terms & Conditions are governed by the laws of the State of Florida.
Any disputes shall be handled in the appropriate county or jurisdiction where Square 1 Home Inspections, LLC operates.
12. Changes to the Terms & Conditions
We may update these Terms & Conditions periodically. All changes will be posted on this page with an updated effective date.
Continued use of our services constitutes acceptance of any revisions.
