No, but it’s always a good idea to get a home inspected before your buy it. Even if you feel confident about the condition of the home, a home inspector can find issues that you didn’t notice. This may give you the ability to negotiate a lower price, which is well worth the cost of a home inspection.
The cost of a home inspection depends on the size and age of the house, plus any add-ons like pools, external structures, etc. Generally, you can expect to pay about $400-550 for a basic home inspection, not including any add-ons.
The buyer usually pays for a home inspection because it’s part of the “due diligence” of buying a home. However, the buyer may be able to negotiate for the seller to cover some of the costs of the home inspection as part of the “seller concessions”.
No. Home inspections are optional and not required for a loan. However a 4 Point inspection and Wind Mitigation is often required to retain insurance prior to mortgage approval.
Home inspections usually take about 2-3 hours depending on the size of the home. For larger homes, this process will take longer.
A home inspection report will be sent to you within 24 hours after the inspection, most reports are same day. The inspection report summarizes all of the major findings of the home inspection.
No. An appraisal is conducted by the bank and a home inspection is done by a privately contracted home inspector. An appraisal is required to get a loan, an inspection is not.
There is no “Pass or Fail” with a wind mitigation. You may however benefit from the inspection if you have certain components installed in your home.

Our home watch service is conducted by State Licensed Home Inspectors who are trained to recognize issues quickly. We are held to a higher standard than your typical home watch service having to meet insurance and continuing education requirements set by the State of Florida.
(The state of Florida does NOT require home watch services to hold a license.)
A vacant home is a vulnerable home! Too many things can and do go wrong while you are away. We always recommend weekly visits, although we do offer bi-weekly and monthly visits as well.
We also offer a pay per visit for permanent residents that have short/long term vacation plans, or a need to be away with a sick family member/friend or other short-term requirements.
Every home visit will consist of a checklist report along with pictures of the property and will be sent to you that same day. You will receive a notification with a link to the report and a PDF version will be uploaded into your portal. All reports will remain in your portal for future review.
Our first priority is safety followed by identifying the problem and minimizing any further damage as a result. We will first attempt to consult with you, the homeowner. If we are unable to contact you directly we will take the appropriate action to minimize the problem. A full assessment report will be provided to you as well. Should an outside vendor be required to come to the property we will make sure that they have access to the property and that the property is secured upon departure.
We offer a storm prep service. This is an additional service where we would coordinate the installation and removal of window and door coverings before and after the storm. We would also make sure all is secure, bring any lanai furniture inside, and make sure there are no loose objects that could cause damage.
